Linda Baker, Jenny Peyton and Chris Bird, all based at our Woodridge office handle a large proportion of the residential caseload. Linda is also the administrator for the firm’s unique ‘exchange-ready’ HIPS packs.

About HIPs
The introduction of Home Information Packs (HIPs) has caused much controversy, but it is generally considered that the current statutory requirement to commission a pack that includes only restricted ‘compulsory’ items does little to speed up or assist the conveyancing process and is of no material or significant benefit to sellers or buyers alike.

We believe that we can enhance the basic HIP requirements to good effect and have therefore compiled a pack format which comprises not only the compulsory items, but also additional legal documents and information, incorporating where appropriate information on access, boundaries, restrictions, changes made to the property, planning and building regulation details, all of which provide buyers with the information that they need and can relate to when buying a home.

A qualified legal member of our team collates the information and considers it objectively, as though acting for a potential buyer, to establish what additional information a buyer and his/her solicitor will want to see before exchange can take place.

Our approach is that by providing a comprehensive pack of legal documents and key information in advance, our ‘exchange ready’ HIP ensures that buyers and sellers are better informed, reducing the risk of problems emerging later in the process. Our HIP thereby becomes an integral part of the conveyancing process, readily appreciated and accepted by all involved.

We are not HIP providers as such to the world at large. This service is available exclusively to our existing clients and to those who wish to sell their property and to instruct us to carry out their conveyancing.
